How to increase the value of your home

Given that our homes are probably our biggest investments in life, it’s important to ensure, should we come to sell our properties, or require a new valuation, that they have not only held their value, but increased in value. When we bought our home three years ago we were very fortunate to buy at a time when house prices were relatively low, which enabled us to afford a bigger home than we would have ordinarily been able to afford. Even better, when the time came to enter into a new mortgage deal last year, our home had substantially increased in value meaning that we could get a better interest rate on the new deal.

I recently read a survey “How do you think you can increase the value of your household?” which I found really interesting. We are always looking for ways to increase the value of our home further, and last year embarked on a renovation to convert our garage into a large playroom for the children. This year we have plans to replace both bathrooms and the garden, in the hope that they too will add to the value of our home.

I asked a group of bloggers how they have added to the value of their homes.

We laid engineered walnut flooring throughout our entire downstairs area and it instantly created the most stunning impact as you walk in the front door. When we came to sell our house ever buyer fell in love with it! 

We converted our under the stairs to a sliding storage unit. It has utilised the space brilliantly and looks like something straight off Pinterest! So many people instantly fall in love and whilst it’s brilliant storage for us, it is a massively unique selling point that women seem to go crazy for! 

We had all new windows and also had a conservatory built. It made such a big difference to the appearance of our home but also the added space that the conservatory gave us!  

My in laws just converted their loft into a 5th bedroom and it looks amazing. Ensuite included and it’s added lots to their sale valuation! For us personally we spent around £12k sorting our garden out last year. It may sound insane but there’s no way we would’ve sold it as it was and it’s added a substantial amount to our house value. 

We have replaced our front, back and patio doors in the last few years. It’s worth spending the money to not only have better security but it also improved the energy efficiency of your home

We have updated our kitchen. When trying to sell our house, everyone that looked around didn’t like the 80s style kitchen. It was the original kitchen and was looking dated, to be fair. 

It seems that one of the best ways to increase the value of your home is to invest wisely with home improvements, renovations and extensions. I’m hoping that once all of our renovations are complete we will see a huge increase in our house value!
